Maintenance Supervisor for Luxury Residential Block of Flats

WORKING HOURS: 08:00 – 16:00, Monday-Friday (and emergencies)
An independent property investment and management company are currently seeking an experienced Maintenance Supervisor with the right skills to maintain our luxury residential block, The Quarters Croydon, for all maintenance related issues.
You will be supporting a management team that are assigned to look after the well-being of the building and all residents. It will be a role which requires excellent communication skills and the ability to interact with different individuals including international clients. The role will also involve a lot of proactive responses and ability to work of your own initiative.
Summary: Perform routine and extensive preventative/reactive maintenance, with strong focus painting/decoration of rooms and communal areas.
Responsibilities and duties will include: -
• Managing the building PPM
• To adhere to safety regulations and company policy
• Daily/Weekly building check lists including all public areas and all plant rooms
• Weekly Fire alarm testing
• Report all works to General Manager and Maintenance Manger
• Provide Accounts with regular meter readings
• Emergency call outs
• General plumbing works
• Small electrics works
• Contractor management
• Dealing with tenants on daily basis
• Performing minor, and assisting in major repair of all buildings and equipment
• Performing preventive maintenance procedures on building mechanical equipment on a scheduled basis
• Cleaning and inspecting boiler
• Good knowledge of electric works and repairs
• Tiling, resealing baths/showers etc
• Responding to emergency maintenance requests as required
• Assisting with the renovation/re-modelling of buildings; repairing plaster and drywall; painting building structures to a high standard
• Maintaining records of scheduled maintenance procedures
• Maintaining the landscape of the building
• To adhere to all company policies and standards
The ideal candidate must have:
• Previous experience as a Maintenance Worker, preferably in a hotel/similar residential property
• Previous experience as painter decoration
• Good communication both written and verbal
• Works using own initiative and proactive, ability to work under pressure
• Presentable appearance
• Flexibility, adaptability and resilience
• Highly organised with ability to multi-task and prioritise
• Proficient in Word, Excel, Outlook, and Internet
• Strong customer service.
