Property Administrator Needed

Experienced Property Administrator
Start date: As soon as possible
Full time and permanent role 9am to 5pm Monday to Friday only.
Salary: £23,000 to £25,000 plus commission, plus bonus.
Company car is offered, after 3 months
We are looking for an experienced Property Administrator who can manage a small portfolio of properties around various parts of London.
The main purpose of the job is to increase this portfolio of properties, and manage them at the same time.
Please only apply if you:
Have minimum of 3 years’ experience in Property.
Can show a proven record of increasing/ developing a portfolio and finding new business.
Have some HMO experience (not essential) Are a creative person who thinks outside the box.
Speak very good English
The Role:
Sourcing new properties to manage and therefore increase the portfolio.
Negotiating and co-ordinating renewal contracts.
Tenant referencing Preparation of tenancy agreements Arranging inventories, check in and check out appointments (some of these might have to be implemented)
Advising utility companies of meter readings.
Co-ordination of estimates and undertaking of repairs by contractors Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs, cleaning as required)
Skills Required:
As a Property Administrator you need to be a calm, unflappable person, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
Systematic approach with strong administrative skills Problem solver Ability to work under pressure, whilst maintaining attention to detail Secretarial skills would help so that the applicant would be able to generate their own letters.
Bookkeeping skills would also be beneficial in sorting out receipts, rent apportionments, deposit deductions etc.
The successful applicant will also have the ability to build excellent long-term relationships with our landlords.
