Senior Property Manager Job in London

Property Manager Role
- First contact for general enquiries, answering phones
- Liaising with existing Tenants, Landlords, Contractors, Council officers
- Creating Tenancy agreements (Private AST, DSS, Commercial, Company let)
- Signing up new tenants and collecting rent
- Responsible for ensuring that all available properties/rooms are up to date and ready for re-let
- Responsible for ensuring that all available temporary accommodation properties/rooms are ready for re-let and made available to the relevant council
- Raising maintenance repair jobs using the online system and managing through to completion of job
- Arranging quotes for larger works and contacting landlords for authorisation
- Arranging planned maintenance/clean/furniture for new instructions.
- Creating and updating records of GSC and other certificates held for all existing properties, arranging renewals upon expiration
- Creating and maintaining files for all Properties, Tenants, Certificates, Evictions, HMO licences and Planning applications.
- Receiving fortnightly debtors list from Accounts department and chasing rent/arranging payment plans (monitoring monies received) – leading onto evictions where necessary
- Maintaining keys, dealing with complaints from Tenants, Landlords, Signing off all supplier invoices
- Dealing with charity organisations and councils to find suitable tnts for DSS properties.
- Assisting DSS tnts with setting up housing benefit claim and chasing the council for information for duration of claim.
- Dealing with DSS claim suspensions, cancellations, further evidence requests and ensuring the tnt is cooperating until claim is in payment.
Evictions
- Creating eviction notices/documents and serving to tnts
- Completing claim forms for possession and submitting to the relevant court
- Completing and issuing Bailiff warrants
- Keeping up to date with legislation affecting property/renting
- HMO Licences and Planning Applications
- Completing applications and submitting to council
- Arranging planned maintenance/refurbishment works
Inspections with council officers
- Completing and submitting appeals to the council regarding HMO licences and planning applications
- Calculate the fee by going onto.GOV website and finding local authority fee calculator for HMO licences and advise Ozzie so he can write cheque

- Maintenance and repair management
- First point of contact for engineers
- Ensuring that engineer has full schedule for the following three days minimum and liaising with him throughout day to check where he is, that he is not wasting time etc.
- Retrieving reports from engineer and inputting onto fix flow, Closing jobs on fix flow.
